Price per m² by district — new-build flats

Source: Geostat (National Statistics Office of Georgia), Q1 2026 average offer prices per m² for newly built flats. USD amounts are approximate, converted at today’s NBG rate. District figures will be updated to Q2 2026 from Geostat’s data tables.

What this means

  • Prices keep rising, but calmly. New-build prices grew 4.9% in a year, a steady pace rather than a boom.
  • Location matters most. A square metre in Mtatsminda or Vake costs roughly 1.6–1.9 times as much as in Samgori or Gldani.
  • Since 2020, prices are up about two thirds in GEL. Compare this with the GEL/USD rate above if you think in dollars.
  • These are offer prices, not final sale prices. Real deals can be lower after negotiation.

Largest incidents of the quarter

Bitget (exchange)$387.5M
Liquid Network$319M
Tectonic$120M
Coldcard theft$112.7M

The Bitget hack alone was about 31% of all losses. Attackers broke in through a weakness in a third-party security product, obtained internal credentials and faked withdrawal orders from the exchange’s hot wallets. Bitget paused withdrawals on 24 September.

Trends to watch

  • Deepfake scams are exploding. TRM Labs reports that losses from deepfake scams in 2026 are already about 263% above 2025 levels. Fake video calls and cloned voices are now cheap to make.
  • A few big hits drive the totals. Most of the money is lost in a handful of very large attacks, often on exchanges and infrastructure rather than on individuals.
  • Insurance is thin. Losses are rising, while the safety net to cover them remains small.

What this means for you

  1. Even big exchanges get hacked. Keep long-term holdings in self-custody and use exchanges only for trading. Not your keys, not your coins.
  2. Verify every unusual request. If a video call or voice message asks for money, a transfer or your seed phrase, hang up and confirm through another channel you already trust.
  3. Never share your seed phrase and never approve a transaction you don’t fully understand, however official the request looks.
  4. Check your setup each quarter. App-based 2FA instead of SMS, an offline backup of your recovery phrase, and only the apps you really use.
